One building. Every system monitored.

Hover a part of the building to see what Waltero measures there, click it for details and use cases. Every pin is a W-Sensor reading the meters, gauges, panels and tanks you already have.

Utility & tenant meters

Main meters, sub-meters and distribution boards

Every meter in the building, read on the same day.

Most buildings still read the incoming electricity, water, gas and heat meters by hand once a month, and the tenant sub-meters in the distribution room even less often. Waltero reads the meters you already have, mechanical or digital, with no meter swap, so the main meter and every sub-meter are read at the same interval and recharging is exact.

What we monitor

  • Main meter readingVision AI reads mechanical and digital meters in place: electricity, water, gas and district heat.
  • Tenant rechargingElectricity, water and heat per tenant, floor or department, read from the existing sub-meters on the same day every month and exported to the billing run.
  • Landlord's own consumptionWhat the common areas, lifts and plant actually use, separated from the tenants.
  • Anomaly and after-hours alertsNight baselines and spikes flagged before they show up on the invoice; a tenant floor that never switches off shows up as a flat night curve.
  • Portfolio reportingConsumption per square metre across every building for GRESB, CSRD and energy-performance reporting.

Water tanks

Roof tanks, break tanks and reserves

Know the level before the top floor runs dry.

Roof and break tanks are the building's water buffer. When a float sticks or a fill valve fails, the first sign is a complaint from the top floor. A W-Sensor gives you an up-to-date level curve for every tank and an alarm before it gets that far.

What we monitor

  • Tank levelVision AI reads the level in the sight glass or against a calibrated scale, sampled at the interval you set, with low-level and overflow alarms.
  • Fill and draw-downFill cycles versus consumption reveal leaks, stuck valves and unusual night use.
  • Stored-water temperatureWhere the tank has a thermometer or a display, Vision AI reads it and keeps the temperature trend for Legionella control records.

Fuel & gas supply

Gas meters, LPG and diesel tanks

Never run a tank dry, never guess a gas bill.

Boilers, kitchens and generators depend on fuel that is usually checked by eye. Waltero reads the level gauge on the LPG or diesel tank and the gas meter with Vision AI, so refills are planned on data and consumption is allocated to the plant that used it.

What we monitor

  • LPG and diesel levelVision AI reads the existing tank gauge; reorder alarms at the level you set, and a falling level with no consumption flags a leak.
  • Gas meter readingFrequent reads of the utility gas meter and sub-meters for boilers and kitchens.
  • Cost allocationGas per boiler, per kitchen and per tenant, matched to the readings on the main meter.

Cooling & ventilation

Chillers, cooling towers and air handling units

The biggest summer energy user, measured properly.

Cooling and ventilation are the largest electricity cost of most office and public buildings in summer, and both are checked on a round: chiller gauges, tower dosing, filter pressure on every AHU. Waltero reads the same instruments at a set interval, so kWh per unit of cooling is known, filters are changed when they are dirty, and a fan that starts behaving differently is a planned job.

What we monitor

  • Chiller and AHU electricitykWh per chiller and per air handling unit where there is a sub-meter to read, at the interval you set.
  • Chiller gaugesVision AI reads refrigerant and chilled-water gauges in place.
  • AHU filter differential pressureThe magnehelic on every filter section read on every check: change filters on pressure, not on the calendar.
  • Cooling tower dosingBiocide and inhibitor drum levels plus make-up water, so the Legionella treatment log is always current.
  • Compressor and fan behaviourRun events, duration and trends from a vibration fingerprint on compressors, tower fans and AHU fans, with an alert on deviation from the normal pattern.

Pumps & pressurisation

Booster sets, circulation and pressurisation units

Know how each pump normally runs, and see when it doesn't.

Booster sets keep the pressure on the top floors, circulation pumps keep heat and hot water moving, pressurisation units keep the heating loop full. Waltero learns a fingerprint of how each pump normally runs and reads the gauges beside it, so a pump that starts behaving differently is a planned job instead of a call-out.

What we monitor

  • Pump fingerprintA learned baseline of vibration, acoustics and run pattern: run events and their duration, trends over time, and an alert when a pump deviates from its normal behaviour.
  • PressureVision AI reads the discharge and system pressure gauges and alerts when they leave their normal band.
  • Run time & energyStarts, run hours and kWh where there is a meter to read.

Heating plant

District heating substation, boilers and hot water

Return temperature is money. Read it every hour.

Whether the building is on district heating or its own boilers, the heating plant is judged on numbers that are checked once a month: the heat meter, the return temperature, the boiler gauges, the hot-water loop. Waltero reads all of them at a set interval, so efficiency, faults and the Legionella log are visible week by week.

What we monitor

  • Heat meterEnergy, flow and volume from the existing heat meter display, read at the interval you set, for tariff and peak-demand reporting.
  • Supply and return temperatureVision AI reads the thermometers on both sides of the substation or boiler; a rising return temperature flags fouling or a control fault.
  • Substation and boiler gaugesPrimary and secondary pressure gauges and boiler pressure read in place, with alarms on drift.
  • Hot-water loopCalorifier and loop thermometers read at a set interval, with Legionella threshold logging for the water-safety audit.
  • Fuel per boilerGas or oil consumption per boiler for efficiency tracking, where the building has its own boilers.

The building

Every system on the site, on one screen

From manual rounds to continuous monitoring.

Facility teams still walk the building with a clipboard: meters in the basement, gauges in the plant room, panels in the switchroom, levels in the yard. Waltero puts a battery-powered W-Sensor on each of those points; it reads them at the interval you choose and sends every reading to Mimir, so the whole site is visible from one screen, and from the BMS you already run. Anything staff still walk to and write down, a W-Sensor can read.

What we monitor

  • One dashboard for the siteWater, heat, gas, power, tanks and plant equipment in one view, with alarms to the duty technician's phone.
  • Feeds your BMS and CAFMOpen API and MQTT into the building management system, the FM provider's platform and the maintenance system, so a reading out of band becomes a work order.
  • Cost per square metre and per tenantConsumption per building, floor and tenant, ready for landlord reports, tenant recharging and ESG disclosures.
  • Installed by your FM partnerNo cabling, no downtime: a sensor is fitted in minutes on the equipment you already have, across one building or a whole portfolio.

Switchgear & transformers

LV switchroom, panels and transformers

The switchroom, read without opening the door.

Panel meters, transformer temperature and oil level are on the round because they matter and because nobody trusts them to stay put. Waltero reads the analogue and digital panel meters in the door and the gauges on the transformer at a set interval, so load and condition are logged and the switchroom stays closed.

What we monitor

  • Panel metersCurrent, voltage and power-factor meters in the panel doors, read in place.
  • Transformer temperature & oil levelVision AI reads the winding-temperature gauge and the oil-level sight glass; alarm on a rising trend.
  • Load per feederLoad per outgoing feeder from the panel meters, for capacity planning and tenant fit-outs.
  • Indicator lamps & trip flagsA camera on the panel front flags a tripped breaker or a changed indicator on the next check.

Backup power & IT rooms

Generator, UPS, day tank and server rooms

Ready when the grid is not, with the log to prove it.

A standby generator is tested weekly and its fuel checked by eye; the UPS and the comms room behind it sit behind a locked door with a cooling unit that fails quietly. Waltero reads the generator panel, the day-tank gauge, the UPS screen and the room's temperature display at a set interval, without joining the network, so readiness is a record and the first sign of trouble is an alarm rather than a dead switch.

What we monitor

  • Day tank & bulk fuelVision AI reads the tank gauges; reorder alarms at the level you set, and a falling level with no test run flags theft or a leak.
  • Generator panel & test runsThe reading shown on the generator panel, plus every test run logged automatically as a run event with its duration.
  • UPS load & batteryLoad and battery figures from the UPS display, read at a set interval, so a unit running on battery does not wait for the next round.
  • Server room temperature & humidityVision AI reads the temperature and humidity display on the wall; alarm when the room drifts out of band.
  • Readiness recordsTimestamped readings for the insurer, the auditor and the landlord.

Fire safety systems

Fire pumps, sprinkler risers and fire water tanks

Ready before it is needed, with the readings to prove it.

Fire pumps, sprinkler risers and the fire water tank are inspected on a weekly walk and logged by hand for the fire authority and the insurer. Waltero reads the same gauges and levels at a set interval between those inspections, so the readings in between are logged automatically and a slow pressure loss or a low tank is flagged weeks before the next test. It complements the mandated inspections rather than replacing them, and it is not part of the fire alarm: detection and response stay on the certified fire system.

What we monitor

  • Sprinkler riser & fire pump gaugesVision AI reads the existing pressure gauges on risers, mains and the fire pump, so a creeping pressure loss shows up between weekly walks.
  • Fire water tank levelsLevel in the fire reserve tank, with a low-level alarm long before the next test.
  • Records between inspectionsTimestamped readings for the fire authority, the insurer and the landlord, alongside the inspection log rather than instead of it.
  • Optional: escape routesWhere privacy rules allow, a camera on an escape route can flag a blocked exit or a propped door on the next check.

Lifts & escalators

Lift machine rooms and hydraulic units

Know a lift is drifting before it stops.

Lift machine rooms are visited by the maintenance contractor and almost nobody else. Waltero reads the hydraulic pressure gauge, the controller display and the machine's vibration fingerprint at a set interval, so the FM team sees a lift changing its behaviour and can plan the service visit with the contractor instead of waiting for the breakdown.

What we monitor

  • Hydraulic pressure & oil levelThe gauge and sight glass on the hydraulic unit read in place, with alarms on a slow leak.
  • Machine fingerprintA learned baseline of vibration and run pattern per lift machine: run counts, run duration and trends, with an alert when the machine deviates from its normal pattern.

Yard, drains & waste

Drainage pits, sumps, loading dock and bins

The sump pump nobody checks until the car park floods.

The service yard and the site drainage are the parts of a building nobody walks unless something floods or smells. Waltero reads the level in drainage pits and sump chambers and the fill level of the bins at a set interval, so a rising level after rain is an alarm and collections are planned rather than reactive.

What we monitor

  • Sump & pit levelVision AI reads the water level in sump chambers, lift pits and drainage pits against a calibrated scale, with high-level alarms.
  • Sump pump, judged by its levelA level that keeps rising, or never falls after rain, means the pump is not doing its job; flagged without touching the pump.
  • Rain responseLevel against the local weather shows a blocked outfall or infiltration long before it floods.

Solar PV

Rooftop and ground-mounted arrays

Your own generation figure, independent of the installer's portal.

The inverter portal usually belongs to the installer or a tenant, and the landlord sees a number once a year. Waltero reads the generation meter at a set interval, so the building has its own kWh figure for recharging, ESG reporting and checking the portal against reality.

What we monitor

  • Generation meterDaily and hourly kWh from the existing generation meter, read in place, on the same interval as the building's other meters.
  • Under-production alarmsProduction against the array's own history and the season; a drop flags a fault or soiling before the annual statement does.
  • Self-consumption reportingGenerated versus imported energy for the building's ESG and tenant reports.

Wi-Fi where a site prefers it. On cellular the sensor never touches the building's tenant or back-office network.
No gateway, no hub
Each sensor talks to Mimir directly. One device per reading point, nothing in between.
Paired in under 60 seconds
iOS or Android app: scan, name the point, set the interval. The first reading follows on the next tick.

Marriott Mena House, Cairo

A landmark hotel beside the pyramids, with the meters and plant rooms that come with more than a century of extensions. W-Sensors went onto the meters staff used to walk to. A hotel is a building with more plant than most; the same sensors and the same platform apply to any site.

W-Sensor on an existing gas metering line — no rewiring, no meter replacement

We're actually getting more accurate data than from manual inspection rounds — every reading comes in on the hour. With a manual round, the readings can't all be on the hour, because the walk itself takes time.

Meter readings collected by hand

Meters across the property were read on walking rounds: slow, logged by hand, and never captured at the same moment. Because the walk itself takes time, no two readings were ever on the hour, so consumption between meters could not be compared cleanly.

  • Readings hours apart, never on the hour
  • Logged by hand and typed up later
  • Deviations noticed after the fact

Technical specifications

Back to the site map

Built for plant rooms, not server rooms.

What the facility and IT teams ask before a first installation, in one place. Everything here applies to every reading point in the building, from the main water meter to the sprinkler riser.

The sensor

What it reads
Mechanical and digital meters, pressure and temperature gauges, level indicators, display panels and status lamps. Anything a person can read, the camera can.
How it reads
A photo of the instrument at each interval, read on the device by Waltero's edge AI. Only the value is transmitted, never a video stream; the image behind any reading is available for audit.
Reading interval
Configurable per sensor in Mimir, from every 15 minutes to once a day. Hourly is the usual default for plant and utility meters.
Mounting
Hinged adapter over the existing instrument. No plumbing, wiring or modification of the asset; the meter stays readable by hand.
Power
Battery powered, 10+ years at typical intervals. Batteries are replaced by removing two screws.
Environment
Sealed housing engineered for plant rooms, roofs, pits and outdoor cabinets.
Tamper detection
The sensor reports if it is moved or opened.

Connectivity

Network
LTE-M, NB-IoT or LTE cellular with a SIM in every sensor; Wi-Fi where a site prefers it. Coverage is checked per site before installation.
Hotel IT
None required on cellular. The sensor never joins the building's tenant, staff or BMS network and needs no port, VLAN or firewall rule.
Gateways
None. Each sensor communicates with Mimir directly; there is no hub, repeater or on-site server.
Below ground and indoors
LTE-M and NB-IoT are designed for deep-indoor coverage. A connection survey per site confirms it before sensors go up.

Security & data

Connections
Outbound only and encrypted. The sensor calls out to Mimir; nothing can call in to it.
Audit images
The image behind any reading is available on request, so a disputed value can be checked by eye.
Attack surface
No inbound ports and, on cellular, no presence on the building network, so a sensor cannot be used as a way in.
Ownership
Your readings are yours: export any range as CSV, or pull them through the API.

Mimir platform

Readings
Every point on one screen, up to date as of the last interval, with the thumbnail behind each value.
Alarms
Thresholds and rate-of-change rules per point, with notifications to the people you choose.
Reporting
Consumption per meter, per tenant and per period, grouped by water, heat, gas and electricity; exports to Excel for recharging, energy and ESG reporting.
Integration
REST API and webhooks; readings can be pushed to a BMS, energy-management system or data warehouse.
Access
Web application on desktop and mobile; an organisation per building or portfolio, with users and roles per site or per group.

Next step

Bring your manual rounds list. That is all we need.

Every building already has the answer written down: the list of meters, gauges, tank levels and logs the facility team walks to today. One conversation about that list tells us exactly which readings we can take over for you. The checklists above are a good place to start.

  • A short call with your facility or technical manager
  • We go through the rounds list together, point by point
  • You get it back marked up: what a W-Sensor can read, how, and what it costs
